Most asphalt roofs last anywhere from 15 to 25 years based on materials used and climate. Asphalt shingle’s number one enemy is the weather. Even on a sunny day, your roof could be damaged if your home’s roof is not properly ventilated.  Not only will a properly ventilated roof protect your from premature failure, it can also help you save money in the hot summer months by reducing cooling costs. Next, we’ll go over some of the more common age-related signs that your asphalt roof needs to be replaced.

Warning Signs

shingle granule lossShingle granule loss is one of the more noticeable signs. The granules on your shingles protect the shingle from harmful UV rays. This causes your shingles to breakdown due to extra heat. Granule loss can also compound other age-related roofing problems such as curling, cracking, or ever shingle loss. Once you start to notice any of the mentioned issues, you should be proactive toward getting your roof replaced by a professional. Once the integrity of your roof is compromised, you are at risk of costly water damage that can cost an arm and a leg to fix.

If your roof shows any of these signs, contact a local roofing contractor to inspect your roof. Be vigilant in which contractors you invite onto your property. Make sure that they are licensed in your area, are bonded and insured, and where their main office is located. Ask how long they’ve been in business if they haven’t business very long ask them more about their business to see if they are knowledgeable and willing to address all of your concerns. Most contractors sub out the manual work to subcontractors they like to work with. This is nothing new and nothing to worry about. If your roofing contractor does sub out the work, be sure to ask them is the sub is insured. Remember. this is your home and your money. Feel free to ask as many questions as you would like.
